With just a few simple steps, you could be in your new SCH modular home in no time.
So you've got your land and you want to get accommodation as soon as possible with as little hassle as possible.
Good, we'll to this in stages:
Let us know the location of the property site.
We use this information to quote on transportation costs and to see if there are any installation savings we can get you based on your location.
Check your local council compliance.
SCH modules are under 60sqm and in some areas, this may mean you don't need council approval. Best bet to to call your local council and ask... it may be a lot easier than you think. If required, we can do this for you for a small additional fee.
You will need a site plan. You may already have this from when you purchased the land, otherwise you will need to get a surveyor to come in. They will map out the boundaries, rises and falls of the land, distances to utilities, obstacles (trees etc). Additionally, if the module is not being installed as a Granny Flat, you will need a soil test.
Once you have qualified the requirements above, it's time to find out what it will cost. With the information you now have we can quote on installation* and/or transportation.
* Depending on location, our team may be able to install.
Once you are happy with the quote and information we have provided, we will send you a contract of sale. Take some time to read through and get any required professional help before signing. When you're happy with the contract, sign it and sned through your AU$12,000 deposit. If you choose not to go ahead with your purchase at any time prior to full purchase, we will refund 50% of the deposit, no questions asked.
When we've received your contract and deposit we will provide you with the Australian Engineered drawings (Forms 15 & 16), the 6 star energy report, the glazing certificate and the waterproofing certificate for you to arrange your site to be approved and prepared. NOTE: The production process only takes a few weeks so we will need to know your site is ready before your house is sent to avoid delays and additional costs for storage or transportation.
While you are getting your site ready we will be manufacturing your new home. We will keep you updated with progress.
Around one week (depending on your site location) before the home is ready we will require payment for the remainder of the quoted price (including transportation costs). If your site is ready we will arrange transportation as per our quotation. You are welcome to come and see your home in the factory prior to final payment.
Once final payment has been received and the modules are ready, we will arrange for them to be transported to your site. If we are installing the modules for you, expect 2-3 days before you can move in (depending on weather). If you are organising your own installation, you will need a mimimum of 2 qualified tradesmen and it should take no more than 5 days to install.
